What this coast does to a building

We have built 47 of our 53 projects on the Namibian coast since 2010. The environment here is unusually hard on buildings, and most of what shortens their life is decided at specification stage, long before anyone mixes concrete.

If you are building here for the first time — particularly if your architect or your previous contractor is based inland — this is the page worth reading before you sign anything.

None of it is secret. It is simply what a contractor who has worked this coastline for 16 years already knows, and what tends to get missed by one who has not.

Salt-laden fog, every morning

The Benguela current puts fog over this coast most mornings of the year, and it carries salt. That salt sits on everything — steel, mortar, paint, glazing hardware — and it does not wash off in rain, because there is very little rain. A specification written for Windhoek will not last here.

What we do about it

Higher concrete cover to reinforcement than the inland minimum, denser mixes with lower permeability, galvanised or stainless fixings rather than mild steel, and coating systems chosen for marine exposure rather than on price.

Sand that moves, and a shallow water table

Much of the coastal building stock sits on wind-blown sand over varying bearing strata, and in places the water table is close to the surface. Foundation design here is not a formality to be copied from the last job.

What we do about it

We build to the geotechnical report and the engineer’s design, and we tell you early when what is on site does not match what the borehole log suggested — because that conversation is much cheaper before the slab than after it.

Wind, and what it does to a programme

Sustained south-westerly wind carries sand across an open site. It affects plastering, painting, screeding, glazing and roof work, and it is the reason a coastal programme is not simply an inland programme with the same durations.

What we do about it

Sequencing that gets a building closed in before the finishing trades start, and realistic durations built into the programme rather than optimistic ones that slip later.

Services corrode too

Plumbing, electrical containment, air-conditioning condensers, gate motors, balustrades and pool equipment fail early on this coast when they are specified as though they were inland. Owners usually discover this in year three, not year one.

What we do about it

Flagging marine-grade alternatives at the specification stage, when the cost difference is small, rather than leaving you to replace the item at full cost later.

Heritage fabric in Swakopmund

Parts of Swakopmund are old German colonial-era construction, with lime mortars, soft brick and detailing that modern materials can damage rather than protect. Cement-rich repairs to a lime-built wall trap moisture and accelerate decay.

What we do about it

Work on buildings like the Alten Amtsgericht is approached on the fabric’s own terms, with the architect and the relevant authorities, not with a standard modern specification.

The short version

Coastal building is not more difficult than inland building. It is less forgiving. The decisions that determine whether a house on this coast looks good in fifteen years are made in the specification and in the first three months on site — and almost none of them are visible at handover.
